Custom designed homes, built for the block they sit on

Every home we build is drawn for one block and one family, whether you come to us with a finished set of architectural drawings, a sketch on the back of an envelope, or nothing but a block and an idea.

Most of our new home clients start in one of three places: a vacant block, a knockdown rebuild on a house they already own, or a newly subdivided lot. From there the block does most of the talking. On the Beaches that usually means slope, sandstone, sand, salt air and a bushfire rating. We work out what the site will and won't allow before anyone gets attached to a floorplan, because that's the part that decides what your home can be.

What's in a Style Construction build

  • Site preparation

    Survey, geotech, demolition where there's something to remove, excavation, retaining, drainage, and the temporary services and fencing that let a site actually run.

  • Footings and slab

    Piers, footings and slab engineered to your soil classification. On the sloping and sandstone blocks we get here, this is where a build is won or lost, so we don't rush it.

  • Frame, roof and lock-up

    Frame, trusses, roof, windows, doors and external cladding, built to the wind rating your site is assessed at.

  • Services rough-in

    Electrical, plumbing, gas, data and any solar or battery provision, walked through with you on site before the walls close up.

  • Fit-out, joinery and finishes

    Linings, kitchen and bathroom joinery, tiling, flooring, painting, fixtures and fittings, with your selections locked in before we start.

  • External works and handover

    Driveway, paths, fencing, landscaping to your approval conditions, then a defects walk-through and your handover documents, warranties and manuals.

Once approvals are through and the contract is signed, a new home runs through six stages. You'll always know which one you're in.

Step 1 - Siteworks

Fencing, services, demolition if there's something to remove, then excavation, retaining and drainage. The block stops being a block and starts being a site.

Step 2 - Footings and slab

Piers, footings and slab poured to the engineer's design, then inspected before anything goes on top of them.

Step 3 - Frame

Frame and trusses up, roof on. This is the week it suddenly looks like a house, and the first time you can walk your own floorplan.

Step 4 - Lock-up

Windows, external doors, cladding, roof plumbing and waterproofing. Once it's watertight, the inside work runs regardless of weather.

Step 5 - Fit-out

Linings, joinery, tiling, flooring, cabinetry, painting and fixtures. The longest stage, and the one with the most trades through the door.

Step 6 - Handover

Final connections, external works, certifier sign-off and occupation certificate, a defects walk-through with you, then keys.
